No. Imóvel Blue buys directly from the owner, which entirely removes the intermediary and the corresponding commission. There is no valuation fee, no estate agency commission, and no cost of any kind charged to the seller for our service.

The only costs associated with the transaction are those required by law for any deed of sale ("escritura") in Portugal: the IMT (Municipal Property Transfer Tax) is always borne by the buyer — that is, by us. The seller remains responsible for their share of the notary and registration costs, as well as for any capital gains subject to IRS — which apply regardless of whether you sell through an agency, directly or by any other means. These tax matters are always explained transparently before the transaction is concluded.

The process has two phases with distinct timeframes. The first phase — from enquiry to offer — usually takes between 24 and 48 hours for the initial response, and may take up to a week in cases where an in-person visit is required before the offer is formalised.

The second phase — from acceptance of the offer to the deed — is set by the seller. If you need to complete in 15 days, we work towards that. If you need 60 or 90 days for tax, family or logistical reasons, we adjust the timetable. There is no pressure to rush. What we do not have is uncertainty: once the offer is accepted, a promissory contract (CPCV) is signed that binds both parties and clearly sets the date of the deed.

No, in neither case. Imóvel Blue assesses properties in any state of repair — from properties ready to move into to properties requiring deep renovation or even partial demolition. The condition of the property is a factor weighed in the offer, not a ground for exclusion.

As for occupancy, that is not a condition either. We assess properties that have stood empty for years, properties with tenants under an active contract (including old rents), properties in situations of informal occupation, and properties undergoing division of the estate where not all the heirs live in the property. Each situation is analysed individually.

Confidentiality is one of the pillars of our model and is not merely a commercial promise — it is a direct consequence of the way we operate. As we are the buyer and not an intermediary, we do not need to advertise the property to third parties in order to find someone to buy it. We do not list the property on portals, we do not send information to agent networks, and we do not hold viewings open to the public.

All the information you share with us is handled exclusively by our team and, where applicable, by the specific investor proceeding with the offer — and solely for that purpose. Data is processed in accordance with the GDPR. In-person visits are carried out by a member of our team, with no external identification of the property.

The fundamental difference is that Imóvel Blue is the buyer, not an intermediary. An estate agency charges a commission (typically between 3% and 5% + VAT of the sale value) to find a buyer. The process can take months, with viewings by multiple interested parties, parallel negotiations and dependence on the final buyer's bank loan being approved.

With Imóvel Blue, there is no commission for the seller, there are no viewings by strangers, there is no uncertainty over credit approval (because we are the ones buying, with our own capital), and the timetable is under control. The trade-off is that the offer reflects a direct, swift purchase, which means the amount may differ from the maximum sale price that could be obtained through a broader market process. For many owners, certainty, speed and discretion are worth more than that difference.

Yes, we can analyse the situation. Co-ownership raises specific legal questions — notably the right of first refusal held by the other co-owners — but this prevents neither the analysis nor, in many cases, the completion of the transaction.

There are essentially two scenarios: either the other co-owners agree to sell together (which simplifies the process), or you wish to sell only your share. In the latter case, the other co-owners have a legal right of first refusal that must be respected. Our team has experience in this type of operation and can support you throughout the process, including in communicating with the other owners, always with your prior agreement and under your control.

Yes, it is one of the situations we deal with most frequently. Undivided inheritances are a common issue in Portugal, especially when there are several heirs living in different towns or countries, or when there is disagreement over what to do with the property.

Selling to a fund such as Imóvel Blue can be precisely the solution that unblocks a situation that has dragged on for years: we present an offer that the heirs can accept together, which simplifies and speeds up the division of the estate. We work with specialised notaries and lawyers who can handle the habilitação de herdeiros (certificate of heirs) and the deed of division and sale simultaneously, where legally possible.

No. The valuation request is completely free and creates no obligation whatsoever on your part. The offer we present is exactly that — an offer — and the decision to accept, decline or negotiate is always yours, with no pressure or penalty of any kind.

The only point at which a formal commitment exists is when both parties sign the promissory contract (CPCV). Until then, you may withdraw from the process at any time and for any reason, at no cost.

The offer is calculated on the basis of an analysis that considers multiple factors: location and access, property type and floor area, estimated state of repair, local market context (recent transactions involving comparable properties), occupancy situation, the existence of charges such as mortgages or old rents, and the legal and registration complexity of the case.

There is no single formula. Each property is assessed individually. The amount offered reflects the interest of our pool of investors in a direct, swift purchase at no cost to the seller — which means it incorporates the value of the certainty and speed we provide. Before presenting the offer, we explain the assumptions behind it, so that you can make an informed decision.

It is not an obstacle. It is a very common situation and part of the normal process of any property transaction with associated financing. At the signing of the deed, the outstanding loan amount is paid directly to the lending bank, and the balance is handed over to the selling owner. The mortgage discharge is handled as part of the deed itself.

What is important to check beforehand is the outstanding capital and the terms for early repayment, so that the offer we present is calculated with that information in mind. Our team can help you obtain this information from your bank.

We operate throughout the country — mainland Portugal, Madeira and the Azores. We have no geographical restrictions. Our pool of investors is interested in properties in major urban centres such as Lisbon, Porto, Braga, Coimbra, Setúbal and Faro, but also in medium-sized cities, municipal seats and rural areas or areas of tourist interest.

Location is, of course, a factor that influences the offer amount, but it is not a ground for exclusion. If you have a property in an area less sought after by the traditional market, that is exactly the type of case in which our model can make more sense than trying to sell through conventional channels for months without result.

For the initial valuation request, you do not need any documents. Simply fill in the form with the basic information about the property and your contact details.

If the valuation proceeds to an offer and the offer is accepted, the documents required for the deed are the usual ones for any property transaction in Portugal: an up-to-date caderneta predial (property tax record), the certidão do registo predial (land registry certificate), the licença de utilização (use permit, where applicable), the certificado energético (energy performance certificate) and the sellers' personal identification documents. If any of these documents is out of date or missing, our team can guide you on how to obtain them and, in some cases, assist in obtaining them.

Payment is made in full at the signing of the deed, by bank transfer or banker's draft, as you prefer. There are no staged payments and no amounts withheld: the amount agreed in the offer is the amount you receive.

Where there is a mortgage or debt attached to the property, the corresponding portion is paid directly to the creditor at the signing of the deed and the balance is handed over to the owner.

Yes. The entire process follows the legal formalities of any property sale and purchase in Portugal. The seller's security rests on two documents: the promissory contract (CPCV), which binds both parties and fixes the amount and the date of the deed, and the public deed itself, executed before a notary or at the registry office.

As Imóvel Blue buys with its investor pool's own capital, there is no dependence on bank loan approval — which removes the risk of the transaction collapsing because financing is refused, one of the most common causes of failed sales.

Capital gains taxation on the sale of a property depends on your specific situation — for example, whether it was your own permanent home, whether you reinvest the proceeds, how long you have owned the property and whether you are tax resident in Portugal. The law provides for situations of exemption or reduction.

As every case is different and tax rules change, we recommend that you confirm your specific situation with a certified accountant or with the Tax Authority. Our team can explain how these matters affect the timetable of the operation, but this is no substitute for professional tax advice.

Yes. We buy rented properties, including those with old contracts and rents below market value — situations that often make a sale difficult on the traditional market.

The property is acquired with the tenancy agreement in force, so the tenant retains their rights and nothing changes for them in the immediate term. This is, in fact, one of the situations in which a direct purchase tends to be the simplest solution for the owner.

In most cases, yes. Just as with a mortgage, a lien (penhora) or other debts registered against the property can be settled as part of the deed itself: the amount owed is paid to the creditor and the balance handed over to the owner.
